Georgian Collection
Georgian house plans celebrate one of America's most distinguished architectural styles, featuring stately symmetrical facades, multi-pane windows arranged in strict alignment, and elegant hip roofs crowned with decorative cornices. These timeless designs trace their roots to 18th century England and flourished in Colonial America, establishing themselves as symbols of refinement from New England to the Southern states.
The hallmark of Georgian architecture lies in its precise proportions and classical details. Brick or clapboard exteriors are adorned with dentil moldings, keystones above windows, and a prominent front entrance featuring a pediment supported by pilasters or columns. Multi-story designs typically showcase 9-over-9 or 12-over-12 pane windows, creating an imposing yet graceful street presence.
Inside, Georgian floor plans embrace formal living with a center-hall layout that provides seamless flow between spaces. The signature center entrance opens to a grand foyer with a elegant staircase, while symmetrically arranged rooms branch off to either side. Traditional layouts include formal living and dining rooms, a library or study, and separate family gathering spaces. Modern interpretations maintain this classical arrangement while incorporating open-concept kitchen and family areas, first-floor primary suites, and flexible home offices.
Today's Georgian house plans blend historical authenticity with contemporary comfort. Soaring 10-foot ceilings and detailed millwork preserve the style's inherent elegance, while updated features like chef's kitchens, luxury primary bathrooms, and smart home technology provide modern functionality. Mudrooms, butler's pantries, and three-car garages address practical family needs without compromising the home's architectural integrity.
Perfect for larger lots and established neighborhoods, Georgian homes offer enduring curb appeal and sophisticated living spaces ideal for both entertaining and daily family life. The versatile floor plans typically range from 3,000 to 6,000 square feet, with 4-5 bedrooms and multiple formal and casual living areas. These homes appeal to buyers who appreciate architectural history, refined craftsmanship, and the timeless elegance of classical design principles.
Whether you're drawn to authentic historical details or seeking a gracious family home with modern amenities, Georgian house plans deliver enduring beauty and livability. Their proven design principles and elegant proportions create spaces that feel both grand and welcoming, offering a distinguished setting for contemporary living while maintaining a strong connection to America's architectural heritage.

Exterior Wall Construction Choices
Most of our stock plans come as 2x4 exterior wall construction by default. We do provide options to change the exterior wall type. Those options include 2x6 exterior walls, Post Frame Construction, CMU Block Construction, etc.
Foundation Types
When de signing our house plans, a default foundation is set for a given plan. If possible, we include options to change the foundation type to better match your construction needs. For instance, if the default foundation is an unfinished basement, you'll have the option to change the foundation type to a walkout foundation, crawlspace, or slab foundation.
Please note: Some of our plans are designed with special foundation needs, such as post and pier for waterfront properties. These plans may not allow an option to choose another foundation type. If you find yourself in need of an alternate foundation and aren't given the choice, please fill out the alteration request on the plan page.
Right Reading Reverse
One of our more popular options is reversing the plan. Ordering the reverse option will not only flip the plan on the sets for you, it will also correct the text to make the plan read correctly while reversed.
CAD Files
All of our plans are offered as digital PDF downloads. If you want to make changes to the plan yourself, there is an add-on option that will give you the CAD files. Our CAD files are exported in AutoCAD format. You must have software capable of opening CAD files to use them. This option is great if you are in the business of home building and need to make slight changes to the plans per lot.
Cost to Build Report
All of our house plans come with a 100% free cost-to-build report. Just find the orange section on the plan page, type in your zip code, and choose your finish quality level. Note that this tool is for estimation purposes only and should not be used in any other way.
