Duplex Collection
Duplex house plans offer two distinct living units within a single structure, providing an ideal solution for multi-generational families, rental income opportunities, or shared housing arrangements. These versatile homes typically feature mirror-image layouts separated by a central wall, though modern designs often incorporate unique floor plans for each unit.
Originating in dense urban neighborhoods of the early 1900s, duplex homes gained popularity as a practical solution for housing extended families while maintaining privacy. This architectural style remains prominent in cities like Chicago, Boston, and San Francisco, where their efficient use of space and street frontage makes them particularly valuable in compact lots.
Traditional duplex layouts include separate entrances, individual living spaces, and private kitchens for each unit. Most designs feature 2-3 bedrooms per side, with living areas ranging from 1,000 to 1,800 square feet per unit. Common configurations include side-by-side units, stacked arrangements, or front-to-back layouts, each offering distinct advantages for privacy and space utilization.
Contemporary duplex designs embrace open-concept living spaces, energy-efficient features, and modern amenities like home offices and flex rooms. Many plans now incorporate separate outdoor spaces, soundproofing between units, and independent HVAC systems. Smart home technology, sustainable materials, and universal design elements are increasingly common in new duplex construction.
Perfect for property investors, multi-generational families, or first-time homeowners seeking rental income, duplexes offer exceptional versatility. These homes can provide both privacy and community, allowing owners to maintain close connections with family members or generate passive income while building equity. Many municipalities now encourage duplex construction as a solution to housing density and affordability challenges.
When considering a duplex, evaluate features like sound isolation between units, separate utility meters, parking arrangements, and private outdoor spaces. Modern designs often include thoughtful touches like separate laundry facilities, dedicated storage areas, and flexible spaces that can adapt to changing needs over time.

Exterior Wall Construction Choices
Most of our stock plans come as 2x4 exterior wall construction by default. We do provide options to change the exterior wall type. Those options include 2x6 exterior walls, Post Frame Construction, CMU Block Construction, etc.
Foundation Types
When de signing our house plans, a default foundation is set for a given plan. If possible, we include options to change the foundation type to better match your construction needs. For instance, if the default foundation is an unfinished basement, you'll have the option to change the foundation type to a walkout foundation, crawlspace, or slab foundation.
Please note: Some of our plans are designed with special foundation needs, such as post and pier for waterfront properties. These plans may not allow an option to choose another foundation type. If you find yourself in need of an alternate foundation and aren't given the choice, please fill out the alteration request on the plan page.
Right Reading Reverse
One of our more popular options is reversing the plan. Ordering the reverse option will not only flip the plan on the sets for you, it will also correct the text to make the plan read correctly while reversed.
CAD Files
All of our plans are offered as digital PDF downloads. If you want to make changes to the plan yourself, there is an add-on option that will give you the CAD files. Our CAD files are exported in AutoCAD format. You must have software capable of opening CAD files to use them. This option is great if you are in the business of home building and need to make slight changes to the plans per lot.
Cost to Build Report
All of our house plans come with a 100% free cost-to-build report. Just find the orange section on the plan page, type in your zip code, and choose your finish quality level. Note that this tool is for estimation purposes only and should not be used in any other way.
Garage Choices
We have multiple options for any desired garage location or type. We offer plans with detached garages, courtyard garages, side-load garages, front load, and rear load garages.
License Types
We offer 2 types of licenses for your house plan. A single-use license means that the plan can be built only once by the person who purchases the plan. An unlimited-build license is meant for pro builders that are planning to build the plan multiple times.
