Detached Garage Collection
Detached garage house plans offer the perfect blend of functionality and flexible living space by separating the garage structure from the main residence. These practical designs typically feature a standalone garage positioned anywhere from 10 to 30 feet from the home, creating a distinct space that can serve multiple purposes beyond simply storing vehicles.
Originally popularized in the early 1900s when automobiles became commonplace, detached garages evolved from converted carriage houses and remain especially prevalent in historic neighborhoods and regions with harsh winters. The separate structure traditionally helped isolate car fumes and reduce fire risks while preserving the home's architectural integrity.
Modern detached garage plans often include 2-3 car bays with extra depth to accommodate SUVs and trucks, along with ample storage space for tools and outdoor equipment. Many designs feature bonus rooms or complete living quarters above the garage, perfect for home offices, in-law suites, rental units, or hobby spaces. The area between the house and garage frequently incorporates thoughtful outdoor living elements like covered walkways, courtyard gardens, or private patios.
Inside the main house, the separation from the garage allows for more flexible floor plans without compromising square footage for garage access. Common layouts feature mud rooms or side entrances that create smooth transitions between indoor and outdoor spaces. The detached design also enables better natural light throughout the home since windows aren't restricted by garage placement.
Today's detached garage plans seamlessly blend traditional appeal with modern amenities like electric car charging stations, climate-controlled storage, and smart home technology. Popular customizations include workshop areas, built-in organization systems, and separate mechanical rooms. The extra distance from the main house provides sound isolation for hobby work while maintaining a clean visual connection through matching architectural details.
These versatile designs particularly appeal to homeowners who value maximized living space, multi-generational housing options, and separation between living and utility areas. The detached layout also offers enhanced curb appeal by breaking up the home's mass and creating charming sight lines throughout the property. Whether you're seeking a traditional carriage house aesthetic or a contemporary multi-purpose space, detached garage plans deliver outstanding functionality while preserving the primary home's architectural character.

Exterior Wall Construction Choices
Most of our stock plans come as 2x4 exterior wall construction by default. We do provide options to change the exterior wall type. Those options include 2x6 exterior walls, Post Frame Construction, CMU Block Construction, etc.
Foundation Types
When de signing our house plans, a default foundation is set for a given plan. If possible, we include options to change the foundation type to better match your construction needs. For instance, if the default foundation is an unfinished basement, you'll have the option to change the foundation type to a walkout foundation, crawlspace, or slab foundation.
Please note: Some of our plans are designed with special foundation needs, such as post and pier for waterfront properties. These plans may not allow an option to choose another foundation type. If you find yourself in need of an alternate foundation and aren't given the choice, please fill out the alteration request on the plan page.
Right Reading Reverse
One of our more popular options is reversing the plan. Ordering the reverse option will not only flip the plan on the sets for you, it will also correct the text to make the plan read correctly while reversed.
CAD Files
All of our plans are offered as digital PDF downloads. If you want to make changes to the plan yourself, there is an add-on option that will give you the CAD files. Our CAD files are exported in AutoCAD format. You must have software capable of opening CAD files to use them. This option is great if you are in the business of home building and need to make slight changes to the plans per lot.
Cost to Build Report
All of our house plans come with a 100% free cost-to-build report. Just find the orange section on the plan page, type in your zip code, and choose your finish quality level. Note that this tool is for estimation purposes only and should not be used in any other way.
Garage Choices
We have multiple options for any desired garage location or type. We offer plans with detached garages, courtyard garages, side-load garages, front load, and rear load garages.
